What Does It Really Cost to Buy?

THE PRICE ISN'T THE WHOLE PAYMENT.

The right buying decision begins with understanding the complete monthly and upfront cost—not just the advertised price.

Purchase Price

The agreed-upon price between buyer and seller, which forms the basis for your loan amount and down payment calculation.

Down Payment

The portion of the purchase price paid upfront. Requirements vary by loan type, lender, and borrower qualifications — consult a licensed lender for your specific situation.

Mortgage Principal & Interest

Your monthly loan payment covering the amount borrowed and the interest charged by your lender based on your rate and term.

Property Taxes

California property taxes are generally assessed at approximately 1% of the purchase price at time of sale, plus any voter-approved bonds or special assessments.

Mello-Roos & Special Assessments

Many newer Orange County communities carry Mello-Roos CFD taxes. The amount varies significantly by community and property — always verify the specific assessment before making an offer.

HOA Dues

Monthly homeowners association fees vary widely by community and property type. Some communities carry multiple HOA layers.

Homeowners Insurance

Required by lenders and essential for protecting your investment. Rates vary by location, coverage, and property characteristics.

Mortgage Insurance

May be required when the down payment is below a lender's threshold. PMI or MIP adds to the monthly payment and should be factored into affordability.

Closing Costs

Upfront transaction costs covering escrow, title, lender fees, prepaid items, and other charges. The total varies by property, loan, lender, and transaction — verify with your escrow and lending team.

Inspections & Appraisal

General home inspection, pest inspection, and lender-required appraisal are common upfront costs paid before or at closing.

Initial Repairs, Improvements & Reserves

Budget for immediate repairs, improvements, and an emergency reserve after closing. The appropriate amount depends on the property's condition, age, and your financial situation.

Important Disclosure

The cost items above are for general educational purposes only. Actual costs depend on the specific property, loan program, lender, market conditions, and individual circumstances. Buyers should verify all financing, tax, insurance, HOA, assessment, and closing cost obligations with the appropriate licensed professionals before making any purchasing decision. Buying Before Selling

SHOULD YOU BUY FIRST—OR SELL FIRST?

There is no universal answer. The goal is to understand the financial, timing, and contractual trade-offs before committing to either sequence.

THE BUILDER HAS A SALES TEAM. YOU CAN HAVE YOUR OWN REPRESENTATION.

Builder sales representatives work for the builder. Buyers may wish to obtain independent real-estate, lending, inspection, legal, tax, or other professional advice before purchasing a new construction home.

Builder registration and representation procedures can vary and may require the buyer's agent to be involved from the first visit. Ask about registration requirements before touring a new community.
